At Sintons we have a specialist team who act for residential developers in the sale of newly built homes.
We understand the importance of sales for our developer clients and achieving sales targets and we work with our clients to ensure that each reservation is dealt with swiftly and efficiently and contracts are exchanged within the reservation period.
Our team has considerable experience in dealing with estate set up exercises, acting for both regional and national housebuilders together with private-public sector partnerships in regeneration schemes. The team will consider the specific issues on any particular site before advising on the site assembly including the drafting of site specific contracts, transfers, leases and guidance notes for plot purchasers’ solicitors and, where required, the incorporation of management companies and the appointment of professional managing agents.
Our team has also acted for both developers and ground rent investors in the sale and purchase of ground rent portfolios and therefore has specialist knowledge to advise clients on the structuring of schemes to maximise the potential return through ground rent disposals.
We are fully conversant with the requirements of the Consumer Code for Homebuilders and the requirements of the NHBC and all major new build warranty providers and all of our plot sale documentation is compliant with the Code. We also ensure that for those plots sold under the Government’s Help to Buy scheme our documentation is compliant with the HCA’s Help to Buy Equity Loan Funding Administration Agreement.
The team also deal with infrastructure agreements, ensuring that the agreements are progressed in tandem with the plot sales and completed at the earliest opportunity to ensure that there is no delay in the completion of sales.
We can provide weekly updates and/or review meetings tailored to your requirements and plot purchasers’ solicitors will also have access to our secure dataroom to download documentation, so they are able to access the documentation at the earliest opportunity.
